Application Process

  1. Applications are accepted through our site only. All applicants will need to meet all requirements listed in our criteria.

  2. A full and complete application must be submitted by each person over the age of 18 that will occupy the property. All minor children must be listed.

  3. All applicants must pay $55.00 per adult for a background & credit check, provide a copy of your Driver’s License, provide the most recent month’s pay stubs or proof of income. 

  4. Your application will not be processed until all are received. All documents must be submitted electronically. 

  5. Applications are reviewed on a first come first serve basis. 

  6. If approved a non-refundable deposit to reserve this property will be required by 10:00AM the next business day after approval. The deposit will be equal to ½ a month’s rent and will be applied to your first month’s rent after move in.

Requirements for all prospective residents


INCOME VERIFICATION

Individual or combined income must be a minimum of 2 1/2 times the rent in verifiable gross monthly income. All sources of other income must be verifiable if needed to qualify for a rental unit. Each applicant must have a minimum credit score of 670. (No credit is considered a ZERO score). If your credit does not meet the minimum threshold score of 670, we may be unable to rent a home to you.


  1. Your income must be verifiable through pay stubs.
  2. If you are self-employed or retired, your income must be verifiable through your most recent tax returns and bank statements.
  3. Employment history must be verifiable for a minimum of 9 months with one employer and 3 years total. Exception: if you are relocating to new employment within the same field, you must provide a contract.


Note: We utilize an automated income verification system that often eliminates the need for submission of your actual paper bank statements however, in some cases we may still require submission of bank statements to prove reliable, measurable and recurring income from employment or other source(s).

RENTAL HISTORY

Previous rental history reports from landlords must reflect timely payment, no history of eviction or motion to evict, sufficient notice of intent to vacate, no complaints regarding noise, disturbances or illegal activities, no unpaid NSF checks, and no damage to unit or failure to leave the property clean and without damage at time of lease termination. Applicants must also be reported to have “taken good care of the property”. You are responsible for providing us with information, including the name, address and phone numbers of landlords with the dates of tenancy for the previous 3 years. Rental history must be verified from unbiased sources. (Not family members or relatives)
